Look for a named site or service, a clear organisation, dates, budget language, project stage, approved funding, appointed advisers, source quality and repeated references across documents.

Commercial-fit checklist
Check whether the signal matches your sectors, services, geography, frameworks, relationships, project values, capacity and strategic priorities.
Red flags
Treat old documents, vague aspiration, no named site, cancelled programmes, fully appointed teams and unsupported copied summaries with caution.
